The property listings on this page are posted directly by owners and agencies: apartments, houses, villas, land and commercial property. Every listing is published in nine languages; you write to the seller from the listing page in your own language and your message is translated into theirs. Fijaka charges no commission to buyers or sellers, and listing is free for private sellers.
On the coast, most listings are in and around Budva (Bečići, Pržno), Kotor and Herceg Novi; in Podgorica the focus is apartments bought to live in long term. Prices vary a lot by town, distance to the sea and the age of the building. For official price-per-m² figures and the asking prices in these listings, the buying process and the transfer tax, see the guides below.
Yes. Foreign individuals can buy apartments and houses on the same terms as Montenegrin citizens. The limits depend on the type of property: agricultural and forest land without a dwelling on it is heavily restricted. Details are in the buying guide; talk to a lawyer before you sign.
On resale property the buyer pays the transfer tax: 3% on the part of the tax base up to €150,000, 5% on the part between €150,000 and €500,000, and 6% above that. New-build property bought from a developer carries no transfer tax; 21% VAT is already included in the price. Notary fees follow an official tariff, plus VAT.
Not automatically. Property can be the basis for a temporary residence application; since January 2026 citizens of countries outside the EU and EFTA need a property whose tax base is at least €150,000. Other documents are required as well.
Not for private sellers: the free plan allows 5 active listings and there is no commission. Your listing is translated into nine languages automatically, and buyers write to you in their own language. Agencies can choose paid plans.
