Listing a property for rent on Fijaka is free. You choose For Rent, set a daily, weekly, monthly or yearly price (one or several), add up to 30 photos and a video, and the listing is shown in 18 languages. A residential lease must be in writing and certified, and rent is taxed at 15% after 30% standard costs, plus the municipal surtax.

The form has no fields for the deposit, utilities, pets or the number of occupants. Write them in the description: they are the first things tenants ask.
Before you start
- Decide between a long-term tenant and short stays: the income, the work and the obligations are different.
- The deposit and when it is reduced, and who pays utilities, building charges and internet.
- An inventory with photos and meter readings for the handover.
- An energy performance certificate the tenant can inspect.
- For letting to tourists: entry in the Central Tourist Register before the first guest, guest registration and the tourist tax.
When you find a tenant
- Lease
- In writing and certified. A residential lease concluded otherwise is void (Law on Obligations, article 629).
- Notice
- If the lease is for an indefinite term and sets no notice period, the notice period is three months (article 634).
- Running costs
- Paid by the tenant unless the lease says otherwise (article 598).
- Tax
- 15% of the rent after 30% standard costs (50% or 70% for tourist lets, under conditions), plus a surtax of up to 13%, or 15% in Podgorica and Cetinje. VAT registration is required above 30,000 € of turnover in 12 months.

- Do I have to register if I let to tourists?
- Yes. The accommodation is entered in the Central Tourist Register before the first guest, guests are registered and the tourist tax is paid.
