Sell your apartment, house or land in Montenegro
Listing a property on Fijaka is free and there is no commission on the sale. The form requires the property type, bedrooms and living area (land area for a plot), you add up to 30 photos and a video, and the listing is shown in 18 languages. The buyer pays the transfer tax, 3% up to 150,000 €; you pay 15% capital gains tax unless the property was your only and main home.

For a plot the form asks for the land area instead of bedrooms and living area. The other fields are optional, but buyers filter by them.
Before you start
- A title extract (list nepokretnosti). Check it before you publish: an unregistered flat, a mortgage or an unfinished inheritance stops the sale at the notary.
- Proof of how you acquired the property: the old contract or the inheritance or gift decision. The acquisition price lowers the capital gains tax.
- An energy performance certificate. The owner must hand it to the buyer on a sale.
- If there are co-owners, all of their signatures or a certified power of attorney; if there is a mortgage, the bank's consent.
- Daylight photos without people, in the order someone would walk through the property.
When you agree on a price
- Contract
- Concluded before a notary, who checks identity and documents. Ownership passes when the buyer is registered in the cadastre, not at signing.
- Transfer tax
- Paid by the buyer: 3% up to 150,000 €, then 4,500 € plus 5% of the amount above, and above 500,000 €, 22,000 € plus 6%. The return is filed within 15 days.
- Capital gains
- 15% of the difference between the sale and acquisition price, declared in the annual return by the end of April. Not due if the property was your only and main home.
- Agency
- Not required. If you hire one, the commission is what your contract says.
