The listings behind these figures
How do these figures compare with official data?
MONSTAT, the statistical office, publishes the contract price of new-build apartments only by region: €2,838 per m² on the coast and €2,510 in Podgorica in Q2 2026. Those are prices paid for new flats sold by developers; the figures above are asking prices of all apartments in listings, so they are usually higher.
How the figures are calculated
The figures are recalculated every hour from listings published on Fijaka: real estate for sale or rent with a price and floor area. The price per square metre is the asking price divided by the floor area given in the listing.
New-build project listings are left out, because their price is a starting price and their area is the smallest unit. Settlements count towards their municipality, so Bečići and Pržno are part of Budva.
We use the median, the middle value, instead of the average, so that one listing with a typo in the price or area does not move the figure. The same property listed by several agencies cannot always be recognised.

- No. They are asking prices from active listings. Sale prices are usually lower; official contract prices are published only by MONSTAT, for new-build apartments and by region.
- Why is my town missing?
- Fijaka does not yet have enough listings there. A town is shown only with at least 10 listings from 3 different sellers, so that one agency's stock is not presented as the price of a whole town.
- How often is the data updated?
- Every hour, from the listings active at that moment. The date at the top of the page shows when the figures were calculated.
