Every listing is published in eighteen languages; you write to the seller from the listing page in your own language and your message is translated into theirs. Frequently asked questions
Can foreigners buy an apartment or house in Montenegro?
Yes. Foreign individuals can buy apartments and houses on the same terms as Montenegrin citizens. The limits depend on the type of property: agricultural and forest land without a dwelling on it is heavily restricted. Details are in the buying guide; talk to a lawyer before you sign.
Which tax do you pay when buying, and who pays it?
On resale property the buyer pays the transfer tax: 3% on the part of the tax base up to €150,000, 5% on the part between €150,000 and €500,000, and 6% above that. New-build property bought from a developer carries no transfer tax; 21% VAT is already included in the price. Notary fees follow an official tariff, plus VAT.
Does buying property in Montenegro give you a residence permit?
Not automatically. Property can be the basis for a temporary residence application; since January 2026 citizens of countries outside the EU and EFTA need a property whose tax base is at least €150,000. Other documents are required as well.
Does it cost anything to list a property on Fijaka?
