MONSTAT publishes new-build prices for Podgorica and for the coastal, central and northern regions, not for individual towns; the coastal region covers Bar, Budva, Herceg Novi, Kotor, Tivat and Ulcinj. Prices are for new flats sold by developers, not asking prices or resale flats.

About Bar

Bar has the largest population on the coast and Montenegro's main seaport, and the railway to Podgorica and Belgrade starts here. Above the modern town stand the ruins of Stari Bar, the old town.

It has far fewer tourists per resident than the other coastal towns, so it stays a working town all year, which suits buyers who want to live by the sea rather than let. In 2026 Bar has 4 Blue Flag beaches.
