Podgorica had 179,505 residents at the 2023 census, and 6.5% of them held only a foreign citizenship. In 2025 it recorded 211,395 tourist arrivals, about 1.2 per resident. New flats in Podgorica sold for €2,510 per m² on average in Q2 2026, according to preliminary MONSTAT data; Podgorica is the only town with its own figure in the official series.

MONSTAT publishes new-build prices for Podgorica and for the coastal, central and northern regions, not for individual towns; the coastal region covers Bar, Budva, Herceg Novi, Kotor, Tivat and Ulcinj. Prices are for new flats sold by developers, not asking prices or resale flats.
About Podgorica
Podgorica is the capital and the seat of government, and close to three in ten people in Montenegro live here. Tourism matters far less than on the coast, so demand for flats comes mainly from people who work and study in the city and carries on through the winter.
It is the only town with its own figure in the official new-build price series, and that figure has been below the coastal region average in every quarter since 2024. Podgorica lies on the railway between Bar and Belgrade and has one of the country's two international airports.
