Tivat city guide: residents, tourists and property prices
Tivat had 16,338 residents at the 2023 census, and 19.6% of them held only a foreign citizenship. In 2025 it recorded 166,819 tourist arrivals, about 10.2 per resident. New flats in the coastal region, which includes Tivat, sold for €2,838 per m² on average in Q2 2026, according to preliminary MONSTAT data; there is no official figure for Tivat alone.

About Tivat
Tivat has the international airport on the coast and the Porto Montenegro marina, so its demand comes from both tourism and yachting. It has the smallest population of the seven towns.
Almost one in five residents holds only a foreign citizenship, the second-highest share after Budva among these towns. The Kamenari–Lepetane ferry links Tivat with Herceg Novi across the bay, and in 2026 Tivat has 2 Blue Flag beaches.
